Nosara vs Las Catalinas Real Estate: Which Fits You?

Nosara vs Las Catalinas real estate: surf town vs car-free planned town. Prices, airport access, rentals and who should buy where.

October 26, 202611 min read

If you are comparing Nosara vs Las Catalinas real estate, you are choosing between two very different ideas of Pacific coast life in Guanacaste. Nosara grew organically around surf breaks, yoga studios and jungle roads, with homes spread across Playa Guiones, Playa Pelada and Garza. Las Catalinas is a planned, car-free beach town that a single developer started building from scratch. Both attract North American buyers with serious budgets, but they suit different people, different ownership styles and different exit plans. This guide sets them side by side so you can tell which one fits how you actually want to live, rent and eventually sell.

The short version: Las Catalinas sells a finished, managed, walkable town with one developer's rules and one design vision. Nosara sells surf, space and independence, with more variety in price, property type and neighbourhood character, and more due diligence work for the buyer.

Nosara vs Las Catalinas Real Estate: The Basic Difference

The single biggest difference is who shapes the place.

Las Catalinas was founded in 2006 by businessman Charles Brewer, according to Wikipedia and a March 2026 developer release distributed by GlobeNewswire. The release describes it as a "walkable car-free beach town" built on New Urbanism principles, where people get around on foot or by bike through pedestrian streets and plazas. Wikipedia credits planner Douglas Duany of the University of Notre Dame School of Architecture with the main plan and lists Antigua, Casco Viejo in Panama and San Miguel de Allende among the design references. The result looks and feels like a Mediterranean hill town dropped onto the Guanacaste coast.

Nosara has no master developer. It is a district of the Nicoya canton made up of distinct beach communities, each with its own personality:

  • Playa Guiones: the surf and wellness centre, with the most restaurants, studios and rental demand
  • Playa Pelada: quieter, rockier coves, a more residential feel
  • Garza: a small fishing village to the south, slower and more local

Homes in Nosara were built by many different owners and builders over decades. That means more variety, from small casitas to large ocean-view villas, and it also means quality and paperwork vary from property to property.

💡 Key insight: In Las Catalinas you are buying into a plan. In Nosara you are buying a single property in a community, and the property itself carries most of the risk and most of the upside.

Location and Getting There

Access matters for rental guests, for your own trips and for resale.

Las Catalinas: close to Liberia

Las Catalinas sits on Playa Danta and Playa Dantita, near Potrero in northern Guanacaste (Wikipedia). Transfer company Daytrip lists the trip from Las Catalinas to Liberia International Airport (LIR) as 43 km and about one hour. Hotel and rental listings, including Casa Chameleon's profile on Five Star Alliance, put it closer to 45 minutes. Either way, guests can land in Liberia and be at the beach the same afternoon without much fuss.

Nosara: further, and part of the appeal

Nosara is a longer trip. Travel site Kupi gives the Liberia to Nosara drive as roughly 123 km and about 2.7 hours, and Costa Rica Shuttle quotes its Liberia to Guiones service at around 2.5 to 3 hours. The last stretch includes unpaved roads, and many owners drive a 4x4.

Nosara does have its own small domestic airstrip (NOB), which Wikipedia lists as served by Sansa Airlines. Domestic flights cut the trip for guests who will pay for them. For more on routes and timing, see our guide to getting to Nosara.

Factor Las Catalinas Nosara
Nearest international airport Liberia (LIR) Liberia (LIR), San José (SJO) for some buyers
Drive from Liberia About 45 to 60 minutes (Daytrip, hotel listings) About 2.5 to 3 hours (Kupi, Costa Rica Shuttle)
Local airstrip No Yes, Nosara (NOB), Sansa flights
Final road Paved access to a town where cars stay at the edge Mix of paved and dirt roads, 4x4 common
Getting around once there Walking and biking Car, ATV, golf cart or bike

💡 Key insight: Easy airport access is one of the strongest arguments for Las Catalinas, especially for short-stay rental guests. Nosara's longer trip filters out some visitors, and many owners say that relative remoteness is a big part of why they bought there.

Beaches and Lifestyle

Surf vs calm water

This is the clearest lifestyle split. Playa Guiones is one of the best-known surf beaches in Costa Rica, with consistent beach-break waves that bring surfers year-round. If surfing is a reason you are buying, our Nosara surf lifestyle guide covers which neighbourhoods put you closest to the breaks.

Playa Danta at Las Catalinas is the opposite. Snorkeling Report describes it as known for calm seas, with snorkelers spotting starfish, angelfish and wrasse around the rocks. Wikipedia lists swimming, stand-up paddleboarding, kayaking, boogie boarding and snorkeling as the main water activities. It suits families with young children and people who want to swim, not surf.

Nature and trails

Both places sit next to large areas of protected land, but in different ways.

  • Las Catalinas: Of the roughly 490 hectares (1,200 acres) of property, about 400 hectares are a natural forest reserve, according to Wikipedia, with about 80 hectares planned for building. The March 2026 developer release mentions direct access to a 42 km trail network for hiking and mountain biking (Wikipedia's older figure is about 35 km).
  • Nosara: The coastline sits beside the Ostional National Wildlife Refuge, known for olive ridley sea turtle nesting, and decades of community conservation work by groups such as the Nosara Civic Association have kept much of the Guiones area green and low-rise. See our Nosara wildlife guide for what you will share your property with.

Daily life and services

Las Catalinas is building out its own town centre. The March 2026 release lists several new businesses, including Medired Urgent Care (opened December 2025), a chocolate and wine shop, an interior design studio, an art gallery and an appliance showroom. The same release names two hotels in town, Casa Chameleon and Santarena Hotel, and describes a new "Doorway Experience Program" launching in spring 2026 that books activities, dining and wellness through a concierge team.

Nosara's services are spread across Guiones, Pelada and the inland town of Nosara centro: grocery stores, clinics, schools, gyms, a long list of yoga studios and a wide restaurant scene. It is less polished and more spread out, and it has a larger and more established full-time expat community. Our guide to Nosara expat community life goes deeper.

💡 Key insight: Decide whether you want a surf town or a swim-and-walk town before you look at a single listing. That one answer rules out half your options in either place.

What You Can Buy: Property Types and Prices

Following our numbers rule, every price below comes from a named source found during research for this article. We do not estimate prices for either market.

Las Catalinas pricing

  • New construction: The March 2026 GlobeNewswire release lists two neighbourhoods in the El Prado area. Lantana has 28 residences, one to four bedrooms, starting at $450,000, with expected completion in December 2026 and 57% sold. Montaña has 38 single-level homes, one to three bedrooms, starting at $380,000, with expected completion in December 2027 and 63% sold. Both include a private residential funicular.
  • Resale and luxury listings: At the time of research, luxury portal JamesEdition showed around 50 Las Catalinas listings, with an average asking price of about $2.93 million and a range from about $558,000 to about $9.93 million. Treat that as a snapshot of asking prices, not sale prices.
  • A sample condo: A single-level condo at 10 Plaza Carlota was listed at $739,000 on Krain Costa Rica.

For context on how far the town has come, a 2019 article in La República, citing the New York Times, reported Beach Town homes from $300,000 for a 350 square foot studio up to $3 million for a four-bedroom house. Those are 2019 figures and should not be used as current prices.

Nosara pricing

Nosara has no single developer price list, and local brokerages have not published an area-wide average for 2026. What we found:

  • Market tone: Coldwell Banker Surfing Nosara's July 2026 market update describes a broader selection of available properties, buyers taking more time to compare value, and pricing expectations moving closer to what buyers will pay. Its August 2025 report said there were real deals on finished homes under $2 million and under $3 million in the Guiones area.
  • Entry-level land: One 2026 Encuentra24 listing offers residential lots in Nosara from $90,000. That is one listing, not a market average, and inland lots like these are a very different product from beachside Guiones land.

For what different budgets actually buy, see our guides to what $500K buys in Nosara and what $1 million to $2 million buys, and our Nosara home prices per square foot analysis.

Property factor Las Catalinas Nosara
Main product Townhomes, condos, villas in a planned town Houses, villas, lots, some condos, spread out
Raw land Limited, developer-controlled Widely available
New build source Developer pre-sales (e.g. Lantana, Montaña) Independent builders and small developments
Architecture Unified, design-coded Varied, owner-chosen
Price spread Developer and portal data available Wide; no published area average for 2026

💡 Key insight: Las Catalinas gives you clearer price signals because one developer controls new supply. Nosara gives you more choice, including land and self-build, but you need local comparable sales to judge value.

Ownership Experience: Rules, Management and Rentals

Las Catalinas: managed by design

In a master-planned town, buyers accept architectural rules, condominium regulations and association fees in exchange for consistency. Several listings, including Casa Chameleon condo listings, describe an optional rental program run through the hotel's management services, which makes turnkey ownership straightforward for buyers who will not be on site. If you are buying into any condominium structure, read the governing document first. Our guide to the condominium reglamento in Costa Rica explains what to look for.

Pre-construction purchases like Lantana and Montaña also carry their own risks: delivery delays, deposit protection and what happens if specifications change. Our off-plan buying guide applies equally to Las Catalinas.

Nosara: more freedom, more homework

Most Nosara homes sit outside large master-planned communities, though there are gated developments with their own rules and fees. See our Nosara HOA and gated communities guide. Owners pick their own property manager, set their own rental rules and decide their own design.

That freedom comes with work. Nosara buyers more often need to check:

  • Water availability and the water letter for the property
  • Zoning and building limits, which vary by area
  • Road access and easements on properties down private roads
  • Permitted vs unpermitted construction on older homes

Our Nosara due diligence checklist and buyer's guide walk through each step.

Short-term rental appeal

Both places attract vacation renters, but for different guests. Las Catalinas suits families and couples who want walkable restaurants, calm water and hotel-style services. Nosara draws surfers, yoga and wellness travellers, and longer stays. We cover rules that apply to both in our Costa Rica short-term rental regulations guide.

💡 Key insight: If you want to own a vacation home without managing it yourself, Las Catalinas' hotel-linked programs reduce effort. If you want control over design, rental strategy and costs, Nosara gives you more levers.

The Broader Market in 2026

Neither market is moving in isolation. A French-language investment guide by Cyril Jarnias reported that in September 2025, prices of high-end coastal villas in Costa Rica were 31 to 36% below their 2024 peaks, and suggested negotiation margins of 5 to 15% on higher-priced properties. That is national commentary, not Nosara or Las Catalinas data, but it matches the more buyer-friendly tone in the Coldwell Banker Surfing Nosara updates above.

What this means in practice:

  • In Nosara, resale sellers set their own prices, so there is room to negotiate on homes that have sat on the market. Our negotiation guide covers how.
  • In Las Catalinas, the developer's new-build pricing is published and less negotiable, while resale units behave more like any other resale market.

💡 Key insight: In a softer luxury market, the buyer with more choice usually gets the better deal. Nosara's wider resale inventory gives you more chances to find a motivated seller.

Who Should Buy Where

Las Catalinas fits you if

  • You want a walkable, car-free town with restaurants and services a short stroll away
  • You or your guests prefer calm swimming water over surf
  • A short drive from Liberia airport matters to you
  • You want turnkey ownership with hotel-managed rental options
  • You like a unified, designed look and are comfortable with community rules

Nosara fits you if

  • Surf is part of the reason you are buying
  • You want space, privacy and jungle, not a town centre
  • You want to buy land and build your own home
  • You value a large, established full-time expat and wellness community
  • You are willing to do more due diligence in exchange for more choice and negotiating room

Many buyers end up visiting both. Las Catalinas and Nosara are both in Guanacaste, so a single scouting trip can cover them. Our Nosara property buying trip itinerary can help you plan the Nosara half, and our Nosara vs Playa Flamingo comparison covers another northern Guanacaste option near Las Catalinas.

💡 Key insight: The right answer in the Nosara vs Las Catalinas decision is usually about daily life, not price. Picture an ordinary Tuesday in each place and buy where that Tuesday sounds best.
