Playa Guiones is where most people picture when they think of Nosara. A 7-kilometer stretch of white sand beach with some of the most consistent surf breaks in Central America, warm water year-round, and a community that has been growing organically since the 1970s.
What started as a handful of expat surfers and nature lovers has become a globally recognized destination for wellness, surfing, and a different kind of life. Today you will find world-class yoga studios, farm-to-table restaurants, boutique shops, and a diverse international community — but still no traffic lights, no chain restaurants, and no high-rise buildings. Strict building codes preserve the jungle canopy, and a 200-meter conservation setback keeps the beach pristine.
The surf is the main draw. Guiones offers a long, forgiving beach break that works for beginners and advanced surfers alike. The wave breaks consistently across a sandy bottom, making it one of the safest and most accessible surf spots in Costa Rica. Multiple surf schools operate along the beach, and the lineup is social but rarely aggressive.
The Lifestyle
Life in Guiones revolves around the ocean and wellness. Mornings start with surf or yoga — often both. The Nosara Yoga Institute has been training teachers here for decades, and dozens of smaller studios offer everything from Ashtanga to sound healing.
The food scene has matured significantly. Farm-to-table restaurants, organic cafes, smoothie bars, and wood-fired pizza spots line the main road. You can eat sushi, Thai, Italian, or traditional Costa Rican casado within a few minutes of each other.
Sunset is a sacred ritual. The entire community gravitates toward the beach to watch the sky light up. It is the social event of the day and one of the things that makes Guiones feel like a real community rather than just another beach town.
Infrastructure has improved dramatically. Fiber optic internet is increasingly available, making Guiones a legitimate option for remote workers. Roads remain mostly unpaved — this is by design, not neglect — but are regularly maintained. The main challenge is water: the local ASADA (community water association) manages supply, but seasonal shortages between February and April are common.
The Property Market
Guiones is the most expensive neighborhood in Nosara, and inventory is limited. The combination of strict building regulations, conservation setbacks, and a mature market means there is very little undeveloped land left close to the beach.
Lots within a 5-10 minute walk of the beach typically sell between $150K and $400K. Premium beachside parcels command $300-500 per square meter. Turn-key homes — modern construction with pools, designed for the tropical climate — range from $625K to $1.8M. True luxury properties with ocean views or prime locations run $1.8M to $3.45M and above.
Condos offer a more accessible entry point at $560K-$725K, typically in small-scale developments that blend with the natural surroundings.
For the first time in years, deals are appearing on finished homes under $2M. Outer Nosara areas are seeing price reductions from motivated sellers. However, super-prime positions closest to the beach with ocean views are holding firm. If you are looking at Guiones, the window for relative value may not stay open long.
Rental income potential is strong. The average daily rate in Nosara is $425/night, with luxury villas commanding $991/night. High-season occupancy hits 85-95%. At a median property value of $650K and approximately 10.8% yield, the numbers work — but only with professional management and strong marketing.
Things to Do
Beyond surfing and yoga, Guiones offers zip-lining through the canopy, horseback riding along the beach, guided turtle nesting tours at nearby Ostional, stand-up paddleboarding, fishing charters from Garza, and hiking through the Nosara Biological Reserve. The Sibu Wildlife Sanctuary rehabilitates injured animals and offers educational visits.
For families, there are bilingual schools, kids' surf camps, nature programs, and a tight-knit community of international families. The beach itself is the main playground — miles of sand, tide pools, and warm water.
Nightlife is low-key by design. A few bars host live music, but Guiones is not a party town. If you want nightlife, Tamarindo is a couple of hours north.
Who Lives Here
Guiones has one of the most diverse international communities in Costa Rica. North Americans (US and Canadian) make up the largest expat group, but you will meet Europeans, South Americans, Israelis, Australians, and Costa Ricans all mixed together. The common thread is a desire for a simpler, nature-connected life without sacrificing comfort or connectivity.
The community skews toward entrepreneurs, remote workers, wellness professionals, and semi-retired professionals in their 30s-50s. There is a strong family contingent — several bilingual schools serve the community.
