Why Playa Pelada

If Guiones is the extrovert of Nosara — all energy, surf culture, and social buzz — Pelada is the introvert. Just 1.5 kilometers north, but a world apart in atmosphere. This is where locals go to swim, where families spend afternoons at tide pools, and where the sunsets are arguably the best in the region.

Pelada is a small, sheltered cove flanked by rocky points. The water is calmer than Guiones, making it ideal for swimming and snorkeling rather than surfing. The beach itself is more intimate — you will never see crowds here, even in high season.

The village maintains more of its original Costa Rican character. You will find Tico families alongside expats, local restaurants alongside upscale dining, and dirt roads alongside newly built villas. It is this mix that gives Pelada its charm.

The Lifestyle

Pelada revolves around two things: the water and the sunset. Mornings are for swimming, kayaking, or exploring tide pools. Afternoons are for reading, walking, or doing very little. Evenings are for watching the sky from one of the cliff-top restaurants.

Olga's Bar is the iconic gathering spot — a simple beachfront restaurant where you will eat fresh fish with your feet in the sand while the sun drops into the Pacific. La Luna offers a more upscale sunset dining experience from its cliff-top perch. Both are institutions.

Because Pelada is walkable to Guiones, you have access to all the restaurants, shops, and services without living in the middle of them. Many residents consider this the best of both worlds.

The Property Market

Pelada commands strong prices but generally 10-20% below comparable properties in Guiones. The tradeoff is fewer amenities within walking distance and a quieter social scene.

Land starts around $395K for smaller parcels. Homes range from $929K to $1.675M for quality construction. Luxury homes with ocean views or beachfront proximity reach $2.795M. Beachfront lots — when they come to market — start at $1.595M.

Some properties near the shore fall within the Maritime Zone (ZMT), which means they are concession land, not titled property. This is especially important in Pelada, where the coastline curves and the 200-meter boundary can catch buyers off guard. Always verify whether a property is titled or concession before making an offer.

Vacation rental performance is strong, particularly for properties with sunset views. The family-friendly swimming beach drives a different guest demographic than Guiones — couples and families rather than surfers and yogis — which can mean higher per-night rates and longer stays.

Things to Do

Swimming in the calm cove, exploring tide pools at low tide, cliff-top sunset watching, kayaking, and snorkeling are the main draws. The walking path between Pelada and Guiones follows the coastline and is one of the most scenic strolls in Nosara.

La Boca, where two rivers meet the ocean, is nearby and offers excellent kayaking through mangrove forests, birdwatching (270+ species documented), and crocodile spotting. The Nosara Biological Reserve is accessible for hiking.

Who Lives Here

Pelada attracts families, retirees, and couples who want the Nosara lifestyle without the Guiones energy. You will find more long-term residents here than vacation renters. The community is smaller and more intimate — neighbors know each other, and the pace is slower.

There is a notable contingent of semi-retired professionals who split their time between Pelada and North America or Europe, using their property as a vacation rental during green season. The calm water and safe swimming make it particularly popular with families with young children.
