Why Garza
Garza is what Nosara used to be. A small fishing village where more cows than tourists walk the roads, where everyone knows everyone, and where the beach is yours to share with pelicans and fishermen rather than surf schools and yoga retreats.
Sitting 5 kilometers south of Guiones — a 15-minute drive — Garza occupies a unique position. Close enough to access everything Nosara offers, but far enough to feel like a completely different world. The beach is a calm, protected cove with crystalline water, excellent for swimming, snorkeling, and paddleboarding.
This is considered the least touristy beach between Samara and Nosara. There are no resorts, no chain businesses, and very few vacation rentals. What you get instead is a real community, traditional Costa Rican hospitality, and prices that make the rest of the Nosara market look overheated.
The Lifestyle
Life in Garza moves at the speed of the tides. Mornings are for fishing — the village has an active fleet of charter boats, and sport fishing is the primary industry. The calm waters make Garza bay one of the best departure points for offshore fishing in the region.
The restaurant scene is simple but authentic. Small local eateries serve fresh-caught fish and traditional Costa Rican food. You will not find craft cocktail bars or organic juice shops here. What you will find is genuine warmth from a community that has not been transformed by tourism.
Infrastructure is basic. There is no major commercial center — residents drive to Nosara Centro for groceries and services. However, the road from the main highway to Garza is paved, which is a genuine advantage over many properties in the Guiones/Pelada area.
The Property Market
Garza is the value play in the greater Nosara market. Building lots start at $80K — prices that have not existed in Guiones for over a decade. Homes range from $350K to $600K for quality construction, and even beachfront or premium locations rarely exceed $1.2M.
The price discount relative to Guiones is significant: comparable properties are often 30-50% cheaper. For investors, this creates interesting upside potential. As Nosara continues to grow and Guiones becomes fully built out, Garza is the logical next frontier for development.
The caveat is that rental income potential is lower. Garza does not have the name recognition or amenity density to command the $425/night rates that Guiones properties achieve. But for buyers seeking a primary residence, a retirement home, or a long-term investment, the math is compelling.
Things to Do
Sport fishing is the headliner — Garza is one of the best departure points for offshore fishing on the Nicoya Peninsula. In-shore fishing from the beach or kayak is also productive. Swimming, snorkeling, kayaking, and paddleboarding in the calm bay are daily activities.
The village holds occasional community events, fiestas, and football matches. For more variety, Guiones and all its restaurants, surf breaks, and yoga studios are a 15-minute drive away.

Garza is predominantly Costa Rican, with a small but growing expat community. Residents tend to be retirees, fishing enthusiasts, and independent-minded buyers who value authenticity over amenities. There is a notable contingent of buyers who explored Guiones, found it too expensive or too busy, and discovered Garza as the alternative.
This is not a social scene town. If you want a busy calendar of community events, yoga classes, and dinner parties, look at Guiones. If you want peace, a genuine Costa Rican experience, and a property that costs a fraction of the Nosara premium, Garza is worth serious consideration.
