Nosara vs Santa Teresa Real Estate: Which Nicoya Surf Town to Buy In (2026)
Nosara vs Santa Teresa real estate compared: prices, rental ADR and occupancy, access, Maritime Zone rules and lifestyle for 2026 buyers.
If you are comparing Nosara vs Santa Teresa real estate, you are looking at the two most sought-after surf towns on Costa Rica's Nicoya Peninsula, and at two very different ways of owning a beach home. Santa Teresa is the busier, denser, more social town at the southern tip of the peninsula, with a long main road lined with restaurants, boutiques and rentals. Nosara is the quieter, greener, more spread-out town about halfway up the coast, where protected forest and a low-density plan around Playa Guiones keep building away from the sand. Both attract surfers, wellness travelers and North American and European buyers. Both have prices that surprise first-time visitors. This guide puts the numbers side by side so you can decide which market fits your budget, your rental plan and the life you want to live there.
馃搳 Santa Teresa has a deeper listing market than Nosara, and AirROI counts more than 1,500 active short-term rentals across the C贸bano district, which covers Santa Teresa and Mal Pa铆s.
We already compared both towns in a broader four-way piece, Nosara vs Samara vs Santa Teresa vs Uvita. This article goes deeper on the one pairing buyers ask us about most.
Nosara vs Santa Teresa at a Glance
Here is the short version. Listing and rental figures come from public MLS reports and short-term rental trackers published in 2026. Different providers measure differently, so treat these as ranges, not appraisals.
| Factor | Nosara | Santa Teresa |
|---|---|---|
| Province and municipality | Guanacaste, Nicoya canton | Puntarenas, C贸bano district council |
| Typical entry point | Inland land or a small home | Land and small homes, mostly inland or in Mal Pa铆s |
| Price level | High, with a small sample of listings | High, with a larger pool of listings |
| Prime lot prices | The highest per m虏 in Guiones | Walk-to-beach titled lots command similar or higher premiums |
| Short-term rental ADR | About $340 per night (AirDNA) | About $291 per night across C贸bano (AirROI) |
| Short-term rental occupancy | About 55% | About 36% across C贸bano |
| Active rental supply | Hundreds of listings | 1,500+ listings in the C贸bano district |
| Main road | Mix of paved and gravel, spread out | One main road, partly paved, dense strip |
| Nearest airstrip | Nosara (NOB) | C贸bano / Tambor area airstrips |
| Nearest public hospital | Nicoya, roughly 60 to 90 minutes | Puntarenas, via the Paquera ferry |
| Vibe | Wellness, surf, low density, nature first | Surf, social, restaurants, nightlife, younger crowd |
馃挕 Key insight: Santa Teresa is the deeper, more liquid market with more of everything, including competition. Nosara is the thinner, more protected market where nightly rates and occupancy run higher per listing.
Location and Access
Neither town is quick to reach, and that friction is part of why both have kept their character. The routes are very different, though, and that affects how often you will actually use your home and how easy it is to rent.
Getting to Nosara
- By air: Domestic flights from San Jos茅 (SJO) to the Nosara airstrip take about 45 to 55 minutes.
- From Liberia (LIR): About 2 to 2.5 hours by car through Nicoya, almost entirely on paved highway until the last stretch.
- From San Jos茅 by road: About 4 to 5 hours, longer in the rainy season.
Guanacaste's Liberia airport has direct flights from dozens of North American cities, which gives Nosara owners a same-day route from many hubs. Our guide to getting to Nosara covers every option.
Getting to Santa Teresa
- By air: Short domestic flights from San Jos茅 land at the airstrips near C贸bano and Tambor, followed by a transfer to the beach.
- From San Jos茅 by road and ferry: Drive to Puntarenas, take the roughly 70-minute ferry to Paquera, then drive about an hour or more to Santa Teresa. Plan on 4.5 to 5.5 hours door to door, depending on ferry timing.
- From Liberia (LIR): A long overland drive down the peninsula, usually 3.5 to 4.5 hours.
Santa Teresa is closer to San Jos茅 in spirit, since the ferry route links it to the Central Valley. Nosara is closer to Liberia. If most of your trips start in Toronto, Denver or Dallas with a direct flight into Liberia, that difference adds up over years of ownership.
馃挕 Key insight: Map your own most likely route before you pick a town. A 90-minute difference on every arrival and departure changes how often you visit, and how often your rental guests come back.
Property Prices: What Your Budget Buys
Santa Teresa pricing
Santa Teresa is now one of the most expensive beach markets in Costa Rica by average listing price. Average asking prices sit in the luxury range, and modern villas and ocean-view homes in gated communities commonly list for well over a million dollars.
Below $500,000, most Santa Teresa buyers are looking at land, inland or hillside parcels, or properties toward Mal Pa铆s and C贸bano. Mal Pa铆s itself has a smaller inventory of titled lots near the beach, with ocean-view parcels priced higher.
Nosara pricing
Nosara has fewer listings and a similar price floor near the beach. In practice:
- Entry level purchases are land or small homes inland in areas like Esperanza or Santa Marta.
- Move-in-ready homes near Playa Guiones or Playa Pelada cost more.
- The top of the market is walk-to-beach Guiones homes, ocean-view villas and established rentals.
For lots, our Nosara land prices per square meter guide shows how far prime Guiones asking prices run above inland homesites.
Side-by-side budget guide
| Budget | Typical Nosara purchase | Typical Santa Teresa area purchase |
|---|---|---|
| $300,000 | Inland lot or small older home in Esperanza or Santa Marta | Inland or hillside lot, often toward C贸bano |
| $500,000 | Small home near Guiones or a Garza home | Titled lot near the beach in Mal Pa铆s, or a small inland home |
| $1,000,000 | Walk-to-beach Guiones home or ocean-view villa in Pelada | Ocean-view home in the hills or a small villa near the strip |
| $2,000,000+ | Premium Guiones or Pelada villa, large ocean-view estate | Luxury villa near the beach or in a gated ocean-view community |
馃挕 Key insight: Dollar for dollar, the two towns price prime property in the same range. The difference is what surrounds it: a dense, walkable strip in Santa Teresa versus forest buffers and space in Nosara.
Rental Income: Rates, Occupancy and Competition
This is where the two markets separate most clearly.
AirROI data for the C贸bano district, which includes Santa Teresa and Mal Pa铆s, showed about 1,555 active listings at an average nightly rate of $291 and 35.9% annual occupancy, or roughly $29,000 a year per listing. Well-located Santa Teresa villas with a pool, a view and a short walk to the beach earn well above that average, and local analysts quote $300 to $600 per night for strong properties.
AirDNA shows an average of about $340 per night with occupancy near 55% for Nosara. Premium homes near Guiones targeting the yoga and wellness crowd often earn more. See Nosara Airbnb occupancy by neighborhood for the local breakdown.
The averages come from two different providers and mix every property type together, so do not compare them to the dollar. Two patterns hold up, though:
- Santa Teresa has far more competition. With 1,500+ listings, a generic two-bedroom has to fight for bookings, especially from May through November. Design, reviews and management quality decide who wins.
- Nosara has less supply per guest. Environmental zoning and the protected green belt limit how many rentals can go up near the beach, which helps keep rates and occupancy firmer.
Simple gross yield comparison
Gross yield depends on the specific property. Apply realistic revenue for that exact home to its purchase price, and remember that a top-performing property in either town can beat the averages above.
These are gross figures before management fees (often 20% to 30%), the 13% VAT on short stays, income tax, utilities, insurance and maintenance. Our Nosara vacation rental net income breakdown walks through every expense line, and the same line items apply in Santa Teresa.
馃挕 Key insight: Santa Teresa rewards the best-in-class operator and punishes the average one. Nosara's thinner supply is more forgiving if your property is good but not exceptional.
Legal Status: Titled Land and the Maritime Zone
The rules are the same in both towns because they come from national law. The first 200 meters from the high tide line is the Maritime Zone under Ley 6043. The first 50 meters is public, and the next 150 meters can only be held through a municipal concession, which a foreigner generally cannot hold directly until they have five years of legal residency. A concession can only be granted where a coastal zoning plan is in force.
What differs is how each town sits against that line:
- Santa Teresa has had a coastal zoning plan since 1999, so some "beachfront" listings are lawful concessions and must be checked as concessions, not as titled land. Planning for the stretch from Mal Pa铆s to Manzanillo has been the subject of recent council debate, which is a question for your attorney on any specific parcel.
- Nosara has large sections of coastline inside the Ostional National Wildlife Refuge and protected forest, so most residential property buyers see is titled land set back from the beach. That is one reason there are so few true beachfront homes in Guiones.
In both towns, the asset most buyers should target is titled land outside the 200-meter zone. It can be owned outright by foreigners, insured, financed and resold to anyone. Our guide to titled vs concession property explains how to tell them apart, and the buyer's guide walks through the full purchase process.
馃挕 Key insight: A "beachfront" listing in Santa Teresa and one in Nosara can be very different legal products. Ask for the folio real number and have your attorney confirm title or concession status before you make an offer.
Infrastructure: Roads, Water, Internet and Healthcare
Roads
Santa Teresa runs along one main road, and nearly everything happens on it. After a lawsuit filed in 2018 and a settlement signed in 2024, paving and drainage work has moved forward in parts of the district, and the main strip is now largely paved. Much of the wider local network is still gravel, and the road north from Mal Pa铆s toward Playa Hermosa is known for mud and river crossings in the wet months.
Nosara is spread out over a wider grid of roads. The highway from Nicoya is paved, and several main roads through town have been improved, but many neighborhood streets in Guiones, Pelada and Garza are still gravel. Dust in the dry season and mud in the green season are part of life in both towns.
Water
Water is a key due diligence item in both markets. Santa Teresa's community water system (ASADA) serves the main strip and much of the hillside, while some areas toward Mal Pa铆s and Cabo Blanco rely on wells. In Nosara, the water letter from the local ASADA is often the single document that decides whether a lot can be built on. Read our Nosara water letter guide before you buy land in either town.
Internet
Both towns have fiber on main routes and fixed wireless or satellite elsewhere. Remote workers should run a live speed test at the exact property at different times of day.
Healthcare
Nosara has private clinics and a public EBAIS in town, with the public Hospital de La Anexi贸n in Nicoya roughly 60 to 90 minutes away. Santa Teresa relies on the C贸bano clinic, with the nearest full hospital across the water in Puntarenas. See our Nosara healthcare guide for detail.
馃挕 Key insight: For a retiree or a family with young children, the hospital route is a real factor. Nosara's road access to Nicoya is simpler than a ferry crossing.
Lifestyle and Community
Life in Santa Teresa
Santa Teresa is lively. The main road has sushi bars, caf茅s, beach clubs, yoga studios, boutiques and a nightlife scene that fills up in high season. The crowd skews younger and more international, with a large community of digital nomads, surfers and hospitality entrepreneurs. You can walk or ride a bike to most things if you live near the strip. The surf is powerful and consistent, with Playa Hermosa to the north and Playa Carmen to the south, and the line-ups get crowded.
The trade-off is density and traffic. The same road carries delivery trucks, ATVs, tourists and residents, and the busiest weeks feel full.
Life in Nosara
Nosara is built around the beach break at Playa Guiones, the wildlife refuge, and a well-known wellness scene. Guiones works on most tides, which makes it one of the easiest places in Costa Rica to learn and improve. Building near the sand is restricted, much of the coast is forest, and the Nosara Civic Association protects a green belt behind the beach. The community includes families, retirees, remote workers and long-term expats, and the pace is calmer. You will drive, ride or bike to most errands. Nosara also sits within the Nicoya Peninsula Blue Zone, one of the world's recognized longevity regions, which shapes how many buyers think about the area. See our surf lifestyle guide and Blue Zone guide.
| Lifestyle factor | Nosara | Santa Teresa |
|---|---|---|
| Surf | Consistent, beginner friendly beach break at Guiones | Powerful, consistent, more crowded |
| Nightlife | Low key, early nights | Active bar and restaurant scene |
| Walkability | Limited, spread out | Good near the main strip |
| Families and schools | Several established international and bilingual schools | Smaller selection, growing |
| Crowd | Wellness, families, retirees, remote workers | Younger, surf and hospitality focused |
馃挕 Key insight: If you want dinner, a bar and friends within walking distance, Santa Teresa fits better. If you want green space, quieter nights and a family-friendly community, Nosara usually wins.
Holding Costs Are Almost Identical
Because the tax rules are national, ownership costs look the same in both towns:
- Property tax: 0.25% of the registered value per year.
- Luxury home tax: applies once the construction value passes the annual threshold, which many homes in both towns exceed. See our luxury home tax guide.
- Closing costs: roughly 3% to 4% of the purchase price in transfer tax, stamps and legal fees.
- Management: 20% to 30% of gross rental revenue for full-service vacation rental management.
The real differences come from the property itself: salt exposure, road access, pool, size and whether it sits in a gated community with HOA fees.
Which Town Is Right for You?
Choose Santa Teresa if you:
- Want a lively, walkable town with restaurants and nightlife
- Plan to use the ferry route from San Jos茅
- Can compete as a top-tier rental operator in a crowded market
- Value a deep buyer pool and faster resale
Choose Nosara if you:
- Want a quieter, greener, family-friendly community
- Fly into Liberia or want a short domestic flight to a local airstrip
- Want stronger average rental performance with less direct competition

Many buyers visit both towns before choosing, and that is time well spent. Stay a week in each, drive the roads in the rainy season, and talk to owners about what surprised them.
