Why Playa Ostional

Ostional is unlike anywhere else in Nosara — or anywhere else, period. This beach is home to the Ostional Wildlife Refuge, arguably the most important Olive Ridley sea turtle nesting site in the world. Multiple times a year, hundreds of thousands of turtles come ashore in synchronized mass nesting events called "arribadas" — a natural spectacle that draws researchers and nature lovers from around the globe.

This ecological significance shapes everything about Ostional. A 200-meter protection zone from the beach severely limits development, which means the coastline remains wild, undeveloped, and stunning. The black sand beach stretches for miles, the shore break is powerful and raw, and the mountainous terrain rises steeply from the coast.

For buyers, Ostional offers something rare: large, private parcels in a setting that is guaranteed to remain undeveloped along the coast. The wildlife refuge is permanent. The conservation restrictions are permanent. And that permanence is the investment thesis.

The Lifestyle

Living in Ostional means living with nature as your primary neighbor. The small village has basic amenities — a handful of homes, a school, a community center — but nothing resembling commercial infrastructure. For groceries, banking, or medical care, Nosara Centro is the closest option.

The daily rhythm is defined by wildlife. Turtles nest year-round, with peak activity between August and November. Over 270 species of birds have been documented in the area. Monkeys, coatis, and iguanas are regular visitors. The shore break draws experienced surfers — this is not a beginner wave — and the isolation draws those who find peace in solitude.

Infrastructure is minimal. Roads are unpaved and can be challenging in the wet season. Internet connectivity is limited. Power supply is reliable but water can be a concern, particularly for properties not connected to municipal systems.

The Property Market

Ostional's property market is defined by the wildlife refuge restrictions. Properties within the 200-meter protection zone are essentially undevelopable. But properties outside the refuge boundary offer significant development potential — and they tend to be large.

The average parcel size in Ostional is over 3 acres, compared to quarter-acre lots in Guiones. Small parcels can be found for under $100K. Estate-sized lots of 1-10 acres range from $200K to $2M depending on views and access. Oceanfront parcels outside the refuge boundary command $2M to $2.9M. Luxury homes are rare but start at $1.72M when they appear.

This is a long-term play. Ostional is not going to become the next Guiones — the conservation restrictions prevent that. But for buyers who want a large, private property in an ecologically protected setting, the value proposition is unique. As comparable properties elsewhere on the Nicoya Peninsula are developed, Ostional's preserved setting becomes more, not less, valuable.

Things to Do

Guided turtle nesting tours (especially during arribada events), birdwatching (270+ species), surfing the powerful shore break, horseback riding along the beach, hiking through mountainous terrain, and simply being immersed in one of the most biodiverse stretches of coastline in Costa Rica.

Who Lives Here

Ostional has a very small population — primarily Costa Rican families who have lived here for generations, plus a handful of conservation-minded foreign buyers. The expat community is tiny and self-selected: these are people who specifically chose nature and solitude over convenience and community.

The typical buyer is a nature lover or conservation-minded investor who wants a large property in an ecologically protected setting. Many Ostional property owners do not live full-time — they visit seasonally and may or may not operate their property as a rental. The remoteness and limited infrastructure make full-time residency a commitment.
