Ostional is unlike anywhere else in Nosara — or anywhere else, period. This beach is home to the Ostional Wildlife Refuge, arguably the most important Olive Ridley sea turtle nesting site in the world. Multiple times a year, hundreds of thousands of turtles come ashore in synchronized mass nesting events called "arribadas" — a natural spectacle that draws researchers and nature lovers from around the globe.
This ecological significance shapes everything about Ostional. A 200-meter protection zone from the beach severely limits development, which means the coastline remains wild, undeveloped, and stunning. The black sand beach stretches for miles, the shore break is powerful and raw, and the mountainous terrain rises steeply from the coast.
For buyers, Ostional offers something rare: large, private parcels in a setting that is guaranteed to remain undeveloped along the coast. The wildlife refuge is permanent. The conservation restrictions are permanent. And that permanence is the investment thesis.
